We look before we bin

Paperwork, photographs, jewellery and documents get set aside for you rather than loaded. We will always flag anything that looks like it matters.

Discreet and unmarked where needed

Some clearances are private. If you would rather we were low-key about it, say so and we will be.

Left broom-clean

The property is swept and left ready for the valuer, the agent or the new tenant.

Probate and bereavement clearances

Clearing a parent's or relative's home is a hard few days and the logistics are the last thing you want to be thinking about. We work to your pace. If you need a week to go through things before we start, that is fine. If you would rather we handled all of it and simply set aside anything personal we find, that is fine too — and it is what most families ask for.

We put documents, photographs, letters, jewellery, medals and anything that looks personal or valuable into a box for you rather than making a judgement call about it. Solicitors and executors ask us for this regularly, and we are used to working alongside probate timescales and property sales.

Hoarding and heavily cluttered properties

These need a different approach and we do not treat them like an ordinary clearance. They take longer, they need more people, and they often need doing in stages so the person living there can cope with the pace. We do not judge, we do not comment, and we do not rush anybody. If you are arranging this on behalf of a family member or as a support worker, tell us what the situation is when you ring and we will plan it properly, including working with the occupant on what stays.

Landlords, agents and end of tenancy

Tenants leave things behind. Often quite a lot of things. We clear properties between tenancies quickly and quietly, sweep up, and get you the transfer note for your records. We work with letting agents and property managers across Runcorn, Widnes, Warrington, St Helens and Liverpool on ongoing arrangements — if you manage a portfolio, ask about an account. What happens to the contents

Not everything is rubbish, and we do not treat it as though it is. Furniture in usable condition, working white goods, books, tools and household goods are passed on where there is somewhere sensible for them to go. What is left is taken to a licensed transfer station, sorted, and recycled as far as it can be — metals, timber, cardboard, textiles and electrical items all have a route that is not landfill.

If there are items you want valued rather than cleared, tell us early. We are not valuers, but we will happily leave anything you have flagged and let you get someone in.

What it costs

House clearances are quoted per job, not by the hour, because an hourly rate gives us an incentive to be slow and that is not a relationship anyone wants. The price depends on the volume, the access — a third-floor flat with no lift is not a bungalow — and how much of the contents is heavy or awkward. We will come and look at a full property, give you a written figure, and stick to it.

Where a property is largely full of one type of waste, a skip on the drive can work out cheaper if you have people to load it. We will tell you if that is the case. We would rather give you the right advice and get the next job than sell you the wrong service today.

How it works

  1. A look round, or photos

    For a full property we will usually come and see it. It takes twenty minutes and means the quote is right.

  2. A fixed written quote

    No hourly rates that creep. One figure for the job, with anything unusual flagged before you agree.

  3. We clear it

    Usually a day, sometimes two for a large property. We work room by room so you can see progress.

  4. Reuse, recycle, dispose

    Usable furniture and goods are passed on where we can. The rest is sorted and recycled at a licensed facility.

Most three-bedroom properties are a single day. Larger houses, or ones with a full loft, garage and outbuildings, can run to two. Heavily cluttered or hoarded properties take longer and we will be honest about that when we quote.

Yes, unless you tell us otherwise. A full clearance means every room plus the loft, garage, shed and garden. If there are things you want left, point them out and we will work around them.
