A void property costs you the rent, the council tax and usually the insurance loading, every single week. The clearance is normally the first job in the chain — the cleaners cannot get in, the decorator cannot start and the inventory cannot be done until the place is empty. So we treat these as priority work and we do not quote you a fortnight.
Ring us with a void and in most cases we can be there within 48 hours, frequently the next working day. If you can get us a key or a code we do not even need you on site.
This is worth getting right. If a tenancy has properly ended and the tenant has gone, clearing the property is straightforward. If a tenant has left belongings but the tenancy has not been legally ended, or you are dealing with an abandonment rather than a surrender, there are steps you need to have taken first — notice, reasonable attempts to contact, and in some cases a period during which the goods must be stored rather than disposed of.
We are a waste company, not solicitors, and we will not pretend otherwise. What we will do is ask the question before we start, because a landlord who disposes of goods too early can end up facing a claim that costs far more than the clearance. If you are unsure where you stand, speak to your letting agent or a housing solicitor first. We are not going anywhere and the property will still be there next week.
Furniture, mattresses and beds, white goods and appliances, carpets and flooring where you want them up, curtains and blinds, kitchen contents, personal effects left behind, bagged rubbish, and everything that has accumulated in the garden, shed or garage. If you want fixtures left in place — kitchen units, wardrobes, appliances that are staying — tell us and we will work around them.
We take before and after photos on request and send them the same day. Landlords use them for deposit deductions, agents put them in the file, and both come in useful if a tenant later disputes the state the property was left in. You also get the waste transfer note, which matters — under duty of care the waste from your property remains traceable to you until it reaches a licensed facility.
If you let to students you already know that late June to early September is the crunch, and that everybody wants the same fortnight. Book your voids in advance where you can. We hold capacity through the summer specifically for student turnover across Liverpool, Warrington and Chester, but the last week of August books up first, every year without fail.
If you are clearing more than the occasional property, an account makes life easier for both of us. Agreed rates by property size, monthly invoicing, priority scheduling and one contact who knows your portfolio. We work with letting agents, property management companies, housing associations and private landlords across Cheshire and Merseyside. Ring the office and we will set it up.
Several of these we will still take away — just as a separate collection, because they have to go to a different licensed facility. Ring and ask.

I would highly recommend Smiths Waste Removals & Skip Hire, placed the enquiry on their site and someone was talking to me with in minutes. They went above and beyond by asking for photos on what i needed the skip for so they could advise on what size I needed, very friendly and helpful through out the whole experience, reasonably priced aswell, i wouldn't use anyone else now.
